On the enduring significance of Hotel Asset Management.
For most of the twentieth century, the owner of a hotel was assumed to be, in some meaningful sense, its operator. The asset manager as a distinct profession emerged only as the industry increasingly separated the ownership of the real estate from the operation of the business — through management contracts, franchise systems and, latterly, complex tri-party arrangements involving brand, operator and owner.
That separation created a new problem: someone had to represent the owner's interest inside the operating relationship. Not as an adversary of the operator, but as a disciplined counterparty capable of holding the operator to the standards of the plan and of translating operating performance into investor-relevant terms. This is the role that the modern asset manager occupies, and it is the role that this book codifies.
The Institution admits Hotel Asset Management as its inaugural Investment Collection record because owner-side literacy is the foundation on which every other institutional relationship in the industry depends. A principal who does not understand what a competent asset manager does cannot commission one, evaluate one, or defend an investment position against one. The Library preserves this reference to ensure that owners, and those who advise them, have access to the discipline as it is actually practised at the highest level.
